Why metal buildings drip
A steel shop in Barnhartvale or a Quonset on a Rayleigh acreage sweats because the skin is the coldest surface in the building and there is nothing between it and the warm, humid air inside; when the sun comes out after a March night the water runs off the purlins onto whatever is parked below. Pioneer Steel, a Canadian steel building supplier, puts it plainly: insulation helps prevent condensation and moisture buildup that can lead to corrosion or mould, a vapour barrier prevents moisture buildup and condensation inside the walls, and spray foam is ideal for preventing condensation because it expands to fill gaps and creates an airtight seal with a higher R-value per inch than fibreglass.
Closed-cell is the foam for this job. Sprayed directly on the inside of the panel, it bonds to the steel, keeps indoor air from ever touching the cold metal, acts as the vapour barrier at thickness, and stiffens the panel. Batts and blanket insulation leave an air gap against the skin, which is where the condensation forms.

How much foam a heated shop needs
A shop is not a house, so the residential Zone 5 wall minimum of RSI 3.08 (about R-17.5 effective) from BC Building Code Table 9.36.2.6.-A is a reference point rather than a rule for an unoccupied accessory building; what governs is how warm you want it and what you pay to heat it. Around Kamloops, where the code design temperature is minus 23 degrees, two inches of closed-cell on the walls and two to three on the roof is the common heated-shop spec, and the quote is by the board foot, so a 40 by 60 pole barn is priced from the skin area and the thickness. Thermal barrier: when exposed foam must be covered
Spray foam is combustible and the BC Building Code 2024 does not exempt shops. Article 9.10.17.10 requires foamed plastics in a wall or ceiling assembly to be protected from adjacent space by an interior finish, by sheet metal at least 0.38 millimetres thick with a melting point of at least 650 degrees where the building has no residential major occupancy, or by a thermal barrier meeting Sentence 3.1.5.15.(2). A detached shop with no dwelling in it can use the sheet-metal option or a rated intumescent coating; an attached garage under bedrooms, or a shop with a suite above, is covered with drywall. Whether your building needs a permit is set by Kamloops Building Regulation Bylaw No. 11-84 (Part 6 exemptions, Part 13 requirements); new accessory buildings go through the City's Homeowner Accessory Building Permit with a site plan, foundation layout, sections and elevations.

Rural properties: Barnhartvale, Rayleigh, Chase and Barriere
The shop calls cluster on the acreages. Barnhartvale, at the southeast end of the city south of Dallas, is still riding stables, farms and ranches along Barnhartvale Road, Todd Road and Pratt Road, with a lot of steel-clad shops and hay-side pole barns. Rayleigh sits on the east side of the North Thompson along Highway 5 south of Heffley Creek, separated from the rest of the city by the river, and its lots run to detached shops. Chase is 57 kilometres out on the Trans-Canada at the outlet of Little Shuswap Lake, 380 metres elevation, with forestry and tourism as its economy. Barriere is 66 kilometres north on Highway 5 with a January mean of minus 6.5 degrees, colder than Kamloops's minus 2.7, and about 75 percent of its jobs in forestry; the shops there are working buildings.
The distance is priced in. A rig to Barriere or Chase carries travel, so those jobs are quoted to be done in one trip: shop walls and roof, plus the house rim joist if it needs it, on the same day.
Wildfire interface and the shop
Most of these buildings are in the wildland-urban interface, which the City of Kamloops defines as the point where wilderness and urban development meet, close enough that a wildfire can spread to structures. The City notes that in the summer of 2021 wildfires threatened homes, businesses and infrastructure within city limits, and Barriere carries the memory of the 2003 McLure fire, which destroyed 72 homes and 9 businesses and forced 3,800 people out. Juniper Ridge is reached by a single road, Highland Road.
Spray foam is not a fire-protection product; it is combustible and must be covered as the code says. What a foamed metal shop does offer is a sealed skin with no batt-filled gaps for embers and smoke to work into, and a building that can be closed up tight. Pair it with a FireSmart assessment, which the City recommends for every interface property, and keep the thermal barrier in the quote.
